We prepare homes for new tenants.
As the home sales slowed down, to say the least, the number of homes available for rent increased. I hope that we can all agree that for the rental prices today, the homes should be rented in a 'decent' shape. They don't have to be remodeled, but painted, updated, clean and safe.
Wall patch and paint, basic plumbing such as faucets, vanities, toilets and sinks replacements, light bulbs throughout the house, door replacements and by our our "Rental Checklist" which has been proven to speed up the preparations.
We have a few tips on rental prep.
No, there should be no nails or holes left in the walls. The place should be at least partially painted. Touch-ups don't always work and may be visible.
Painted doors and trim create clean and fresh appeal.
Updating plumbing is always a good idea. Always.
Not cutting corners on the rental prep work is much cheaper than having a handyman or contractor coming while the tenants are already in. Many times, an unnoticed defects come up during the Rental Prep Worx.
The costs start at around $1,900 plus supplies, but vary by the size of the house and scope of work.

We do not install doors, sheetrock and tile flooring in small areas only.

Please remember that removing carpet is one thing but the carpet tack strips and staples underneath are the time-consuming, tedious part.
